Applicant Qualifications

All applicants 18+ pass through our screening process

Prior to submitting your application please review the following minimum qualifications:

Please allow up to 5 business days to process your application. Processing will only start once all required info and documentation has been received.

Income Qualification

Total gross monthly income must be at least 3x the monthly rent.

Employment History

We must be able to verify the most recent/consecutive two years of employment history. Applicants must supply the most recent 2 months of pay stubs. If self-employed, provide tax returns for the past 2 years and 3 months of current bank statements showing deposits from self-employed income. We verify employment and pay stubs directly with the employer using information from both pay stubs and verification sources.

Credit History

Credit situations are considered case-by-case. Minimum guidelines include:

  • No bankruptcies within the last year or a pending bankruptcy
  • FICO score above 600 (multiple applicants must average 600 combined)
  • No rental collections history
  • No seriously delinquent, past due, or current collection accounts
  • No money owed to a previous landlord or utility company

Rental History

Satisfactory rental or mortgage history for the last two (2) years is required.

Reasons for Denial of the Application

  • 3 or more late payments during the past 12 months
  • Completed eviction in the last 3 years
  • Eviction filing during the last 12-month period
  • Any rental debt owed

Criminal History

A criminal background check is required for all applicants and occupants aged 18 or older. Applications will be denied for any of the following:

  • Registered sex offenders
  • Felony convictions in the past 10 years for: crimes against persons or property, drug-related offenses, burglary, arson, domestic violence, murder, or violent crimes
  • Felony DUI within five (5) years
  • Misdemeanor convictions in the past 3 years for: crimes against persons or property, drug-related offenses, burglary, arson, domestic violence, murder, or violent crimes

Older convictions will be reviewed on a case-by-case basis. Acceptance is at the discretion of the Manager.

Pets

Policies vary per homeowner — see listing for details. The following breeds (full or mixed) are not accepted: Pit Bull, Staffordshire Terrier, Doberman, Rottweiler, and Chow.

Service animals are not considered “pets.”

No upfront pet fees. $30/month per pet.

Smoking

Smoking is not allowed inside any of our rental homes.

How to Apply

  1. Rental applications MUST be submitted online. If you cannot submit online, call (480) 588-9500.
  2. Go to the Available Rentals Page
  3. Select the property you are interested in.
  4. Click “Apply Online.”

Application Fee

Once submitted, your application is processed immediately, and your application fee is 100% non-refundable.

Fair Housing Policy

It is unlawful and against company policy to discriminate based on race, color, religion, sex, national origin, handicap, or familial status. We do not refuse to show, rent, negotiate, or otherwise make unavailable any rental unit based on these factors.
