Routine Property Inspections are the #1 way to protect your investment property. If you’re not holding your tenants accountable to the terms of the lease and verifying they are maintaining your property correctly, you could be out $1,000’s at move out.
At Mosaic Property Management, we complete two interior inspections of your property during the term of the lease. The first inspection takes place a few months after your tenant moves in. This timeframe allows the tenant enough time to move in and get comfortable. This way we get a feel for how they live and will maintain the home. The second inspection takes place a few months prior to move out. This allows us to determine if we would recommend renewing the lease for another year or get a head start on what damages or repairs are necessary upon move out. That facilitates the quickest turn around and shortest vacancy possible.
When these inspections are completed you are provided with notes on the condition of the property as well as pictures (if available). We have found this to be the most efficient systems to help avoid damages and be proactive in a bad tenant situation.

A Seamless Move In/Move Out Process
The Move In/Move Out process is the single most litigated process in Property Management. Security Deposit Dispositions and Move In Condition lead to more small claims court lawsuits than any other aspect involved in renting residential property. So, how do you protect yourself? Hire Us! At Mosaic Property Management, we’ve completed over 3000+ move ins and move outs. That experience is priceless! Over the years we have perfected the process and have been able to greatly reduced the number of disputes resulting from the move in and move out processes. Documentation during the Move IN process is the key to resolving disputes at Move OUT.
We conduct a thorough inspection, including 300 – 500 photographs, video and written notes. That inspection is then given to the tenant to sign off on at move in, agreeing to the condition. When a tenant brings up a dispute we have the evidence to resolve it with them prior to it getting escalated any further.
When tenants move out they are NOT required to return the home to move in condition. By law, tenants are responsible for wear and tear above normal. This grey area is where the experience makes all the difference. Routine maintenance including touchup paint, light general cleaning, tree trimming, rekeying the property are some costs you may incur while preparing the home between tenants.
